WIMBLEDON FILM & TV STUDIOS, LONDON (2010-14)
We brokered this off market opportunity between Talkback Thames and Panther PLC, to acquire the former Merton Studios in 2010, a 220,000 square foot complex in South Wimbledon, SW19. The freehold was purchased for £4.75m having been valued at nearly three times as much only weeks earlier.
Managing Partner, Piers Read then led a consortium to fund a new operating business to operate the facility. This was re-branded as Wimbledon Studios and became recognised as THE leading independent studios in the UK film and television industry. The studios were officially opened by London Mayor Boris Johnson in March 2011 at a prestigious launch event at the Soho Hotel.
- Core responsibilities included commercial, operational and financial management of the company, business development, PR and marketing and in respect of client strategy & planning.
Development of a world-class studio facility, using existing assets as well as developing the complex over the subsequent four years. Turnover in 2013 was £2.2m and was forecast in excess of £3m for 2015.
Attracted a host of major film and television productions to Wimbledon, winning business from established studio competitors including Pinewood Studios, Elstree Studios, Ealing Studios and The London Studios. Headline credits included ‘The Iron Lady’ with Meryl Streep, ‘Episodes’ starring Matt Le Blanc for BBC and ‘Tipping Point’ for ITV1.
Achieved stable and recurring income by creating a serviced business centre on site. The Wimbledon Media Village became home to over 60 creative businesses. This vibrant digital hub, totalled 30,000 square feet of let space. Occupancy levels in June 2014 peaked at 98% with a chargeable tariff of £39 per square foot (inclusive).
Created a full hospitality and events arm catering to corporate and private events. Operated a 200-seater restaurant, commercial kitchen and coffee shop on site.
Launched a costume hire business ‘Wear Wimbledon’, comprising over 50,000 items of pre-existing stock.
Devised marketing campaigns and brand initiatives using multiple platforms to create awareness of Wimbledon Studios as the “go-to” destination studio to win sales, using a multitude of methods online and offline.
Managed all PR opportunities and became the “face of the studios” to maximise presence in the sector.
CUSTARD FACTORY, BIRMINGHAM (2014 - to date)
The Custard Factory is the most powerful collection of creative and digital businesses, independent retailers and event venues outside of London. The Time + Space Co. worked with the proprietor to attract high profile tenants to the Digbeth and to unlock new opportunities on the estate, including the ground breaking development of the Digbeth Digital Studios.
Custard Factory opened in 1993 and is recognised as THE largest creative cluster of tech, digital and creative businesses in the UK today with over 500 tenants.
Created estate master plan to further develop estate into a world-renowned work / live / play destination.
Asset management of 16-acre estate, including 750,000 sq ft of operational buildings.
Management of retail destination, which comprises over 40,000 sq ft of independent retailers.
Produced a programme of public events to drive footfall to the shopping centre, including street art festivals, street food, Christmas fairs, vintage markets and other pop ups.
Several high profile lettings in 2015 included Gensler, the global architectural firm and Codemasters, the world famous gaming developer.
Project managed several developments and refurbishments to specification for landlord and new clients moving into the complex.
Realised record rental tariffs versus the 2014 average.
Commercialised secondary revenues from high volume of filming taking place on estate.
Devised and deployed multiple marketing campaigns designed to reinforce the company’s reputation as being the home of creative industry.
